摘 要
我國保險業近年得到了快速、蓬勃發展,尤其是自 2000 年以來,發展速度更是遠超世界保險業的平均增長水平。在高速的發展過程中,保險業的競爭體系日趨完善,競爭結構也日趨合理,總體競爭實力持續增強。以 2013 年為例,我國保險業保費收入為 1.72 萬億,2014 年更是突破 2 萬億元大關。巨大的保費收入給保險公司帶來豐厚資金儲備的同時,也對保險公司的投資經營提出了巨大的挑戰。如何改變投資渠道狹窄、投資結構單一的制約,是擺在大多數保險公司眼前的難題。而養老社區作為房地產投資的一種形式,其資金短缺的現狀正好可由保險公司的大量資金儲備所解決,且可為保險公司贏得較高的投資收益率,可以說是保險公司改變資金限制、投資收益低的不錯手段。
保險公司投資養老社區有其天然優勢。首先,人壽保險是壽險公司的主營業務,而人壽保險具有時間長、持續性強的特點。這正符合養老社區為入住的老人提供長期、不間斷的養老服務。其次,優勢來自于壽險公司的產品,如養老、醫療、護理保險。養老社區的興建可為這些產品開辟一個新的、規模大且穩定的細分市場,這不僅會拓展新興市場,而且會大大降低壽險公司的搜尋成本,提高壽險企業的利潤。最后,保險公司投資養老社區的第三大優勢來自于其所擁有的護理服務,這也正是養老社區建設的一大重點。壽險公司所擁有的護理人才與技術較其他類型企業更為專業,可以更好地滿足養老社區入住老人的綜合需求,這在一定程度上增加了養老社區的附加值,讓壽險公司投資建設的養老社區更具備吸引力。
全文共分五章,對保險企業投資養老社區模式進行了深入的研究:
第一章為引言部分。主要是對本文的研究背景、研究目的、研究意義、研究方法、研究內容的介紹。
第二章為文獻綜述部分。對人口老齡化問題以及養老社區、 關于保險資金運用、保險資金投資不動產、國內壽險公司投資養老社區及其存在的問題等內容進行了全面、深入的文獻回顧,筆者在本章最后進行了述評。
第三章是對養老社區的發展現狀進行了分析研究。本章首先對養老產業、養老社區、養老社區的概念進行了界定。然后對我國養老社區的發展階段與現階段存在的問題進行了剖析。在本章的最后分析了我國保險企業投資養老社區的環境,即其前景與風險。
第四章是對國內外養老社區模式的分析。通過對國內外養老社區運行模式的分析,得出國內外養老社區運行經驗對探索我國保險企業投資新型養老社區的可借鑒之處。
第五章論述了保險企業投資養老社區的模式創新。主要包括配套保險產品的開發、養老壽險盈利性和公益性的平衡、從傳統到現代的養老觀念轉變、養老社區建設的政策支持、養老社區的產品設計、養老社區的運營模式、養老社區產品的風險管控等方面,全面、系統地對養老社區模式進行解析,并提出相應的創新策略。

ABSTRACT
Insurance companies as one of the three pillars of the financialindustry in the 21st century ushered in the vigorous development ofcompetition in the insurance market system are maturing, continuing tostrengthen the competitiveness of the industry. In 2013, the originalpremium income of China's insurance companies reached 1.72 trillionyuan, in 2014, breaking two trillion yuan mark. Huge premiums forliability insurance company operating challenges, how to effectively use alarge number of idle state insurance funds to improve the yield of insurancecompanies is a new research direction of insurance companies. China'sinsurance funds there has been limited investment channels, the investmentstructure of a single, short-term problems matching endowment as aretirement community property, in terms of assets and liabilities to matchthe insurance funds, investment funds and insurance income characteristicsare consistent, insurance funds good choice to open up investmentchannels.
Pension insurance companies to invest in retirement community hasits natural advantages. First of all, life insurance is a life insurancecompany's main business, and life insurance with a long time, lastingcharacter. This is in line with the pension community for the elderly staylong, uninterrupted service pension. Secondly, the insurance company'ssecond advantage comes from the life insurance company's products, suchas pension, medical care insurance. Build retirement community can openup a new, large and stable market segments for these products, which willnot only expand into new markets, and will greatly reduce the lifeinsurance company's search costs and improve profit insurance companies.
Finally, the insurance company's third-largest retirement communityinvestment pension advantage comes from their own care, which is a majorfocus of the pension community building. Life insurance company ownedby nursing personnel and technology more professional than other types ofbusinesses that can better meet the needs of the elderly stay retirementcommunity, which increases the value of the retirement community to acertain extent, so that the life insurance companies to invest in theconstruction of the retirement community more attractive.

The second chapter is a literature review of the aging population and theretirement community, about the use of insurance funds, insurance fundson real estate investment, domestic life insurance companies to invest incontent retirement community and its problems, such as a comprehensive,in-depth review of the literature, in the last chapter the author werereviewed.
The third chapter is the status of the development of the pensioncommunity were analyzed. This chapter first of the pension industry,retirement community, the concept of retirement community were defined.
Then the stage of development of China's pension community and existingproblems were analyzed. In the final chapter analyzes the investmentenvironment of China's pension insurance business community, that is, itsprospects and risks.
The fourth chapter is the health of the domestic and foreign pensionestate development model analysis. The main foreign models for the USand Japan are analyzed, mainly for domestic Taikang Life, China Ping An,China Life - the ecological health of Langfang City, Union Life, NewChina Life, several insurance companies to invest pension estate Model.
